Do You Need Permission for Installing Roof Windows

Roof windows have become the norm these days. The number of homeowners who want to install roof windows is increasing day by day. Roof windows not only add more value to your house but improve the environment of your indoor spaces as well. Roof windows are, by all means, a great addition. You might also need a roofing visualizer to see your roof for your roof windows.

Whether it’s for flat roof windows or pitched roof windows, generally, you do not require any sort of planning permission for installation. However, there are some exceptions when you need permission from local authorities to install your roof windows. The purpose of this particular article is to discuss all those possible exceptions. Of course, if you do need some new windows, then make sure you go through a reputable company, such as the Clear Amber Shop.

You need planning permission for the installation of your roof windows if:

  • The projection of the roof window is over 150mm from the roof plane.
  • The roof window will be placed higher than the current height of the roof
  • Your side facing windows have no obscure glazing
  • Your side-facing windows are openable 1.7m below the floor.

Roof windows in Conservation areas

Even if you are following the given guidelines, there are instances when you require special approval. If your property is located in an area listed as a designated conservation site, you should seek permission from the local authorities before installing roof windows.

Article 4 Direction is one such case that demands special approval. It applies in an area with a rich heritage. You can get approval after making sure that the changes you are going to make won’t threaten the conservation site’s status. The best action plan is to contact your local authority to check if your area is protected by Article 4 Direction. It is pertinent to mention that a failure to obtain permission can result in penalties and punishments.

Follow the building regulations before installing roof windows:

The removal or addition of a roof window can significantly impact your roof, its stability, and structure.

When installing roof windows, it is essential to follow the local housing authorities’ safety guidelines. Any structural modifications must comply with the building regulations and safety standards. Some of the reasons for seeking approval before installing roof windows/skylights are mentioned below:

  • To install roof windows, you need to alter your roof to create an opening.
  • Your roof must have the strength to hold the weight of the roof window. If the roof isn’t stable enough to carry the roof window, it should be strengthened before changes.
  • Your roof window must be energy efficient with adequate performance. It should provide insulation against heat loss.
  • In terms of energy efficiency and performance, your roof window must fully comply with the requirements set up by the building regulations.
  • The amount of heat your roof window passes in and out must not exceed the required standards.
  • You must take the fire performance of your roof window under consideration.

The U value measures the efficiency of your roof window. This value tells us how good a roof window is in stopping heat loss. All roof windows have their own U values, which are mostly mentioned in their product guidelines. This value should always comply with the standards set by local authorities.
