A home warranty is something that I am sure a lot of new home buyers don’t think about, but should. I know my husband and I were clueless about it until my real estate agent mentioned it when we were close to closing on our first house. So we negotiated and had it thrown into our closing package. It was only for a year, but really the first year is when everything seems to go wrong anyways! We ended up having the home warranty company out a few times and it paid for itself. The big cost was our washer and dryer that went out and would have sent us back close to $1000 since of course I would have bought really nice ones.
So while it is intimidating enough to buy a new house and everyone has advice, I do recommend listening to friends and family. I am sure there are even books out there that to help new buyers but we were fortunate to get good advice!
